Tenant fees, redress & client money protection

UK lettings agents are required by law to publish information about permitted fees, the government-approved redress scheme they belong to, and the Client Money Protection (CMP) scheme that safeguards tenant and landlord money. Frontdoor lists this information here and on every rental property page.

Permitted tenant fees

Under the Tenant Fees Act 2019 (England) and the Renting Homes (Fees etc.) (Wales) Act 2019, only the following payments may be charged to tenants on assured shorthold tenancies, student lets and licences to occupy:

  • Rent — as agreed in your tenancy agreement.
  • Tenancy deposit — capped at 5 weeks' rent (6 weeks where annual rent ≥ £50,000).
  • Holding deposit — capped at 1 week's rent. Refundable against first month's rent or returned within 15 days unless the tenant withdraws or fails right-to-rent.
  • Default fees — for late rent (3% above Bank of England base rate) or replacement keys/security devices (with evidence of cost).
  • Variation, assignment or novation of tenancy — capped at £50, or reasonable costs incurred if higher.
  • Early termination — only the landlord's loss or reasonable costs incurred where the tenant requests early end.
  • Utilities, council tax, TV licence and communications — where the tenant is liable under the tenancy.

Scotland operates under the Private Housing (Tenancies) (Scotland) Act 2016 — most tenant fees other than rent and deposit are unlawful.

Redress scheme membership

All Frontdoor-listed lettings agents are members of a government-approved redress scheme. If you have a complaint that the agent has not resolved, you can escalate to:

In Scotland, all letting agents must be registered with the Scottish Letting Agent Register and follow the Letting Agent Code of Practice.

Client Money Protection (CMP)

All Frontdoor-listed agents that handle client money in England are members of an approved Client Money Protection scheme. CMP reimburses landlords and tenants if the agent misappropriates rent, deposits or other funds. Approved schemes include:

  • Propertymark Client Money Protection
  • Money Shield
  • Client Money Protect
  • RICS Client Money Protection Scheme
  • Safeagent
  • UKALA Client Money Protection

Each rental listing on Frontdoor displays the agent's redress scheme and CMP scheme membership in the property details panel.

Tenancy deposit protection

Where a deposit is taken on an Assured Shorthold Tenancy, it must be registered within 30 days with one of the three government-approved schemes:

  • Deposit Protection Service (DPS)
  • MyDeposits
  • Tenancy Deposit Scheme (TDS)

In Scotland deposits must be registered with SafeDeposits Scotland, Letting Protection Service Scotland or MyDeposits Scotland within 30 working days.
